When you’re remodeling your flip, it is easy to get distracted by all of the obvious things such as the flooring, paint, light fixtures, appliances, etc. I know Christina and I are guilty of getting caught up in all of the large projects, but it’s important to not overlook the smaller details. When we are almost finished with a flip, we make sure to add in these last finishing touches (if we didn’t already) before we begin the selling process. Most of these finishing touches are rather basic and don’t cost a lot of time or money, but they are very important to include if you really want to impress your buyers.
These final touches can make a world of difference for your remodel. Taking the time to include these five details before listing your flip can help you get the most of out of your time and money.
Stair Balusters
Unless your flip’s staircase is beautiful from the start, you will most likely need to replace the balusters. More often than not, builders use plain wooden balusters to save on building costs. I think they are ugly and boring, I recommend replacing them with custom, high-end balusters made of fine wood, iron or steel. This simple change can completely transform and spice up your staircase.
Front Door and Details
Curb appeal is key when it comes to selling a house, and I would say the front door is one of the most important parts of your flip’s exterior. A door that is worn with chipping paint is an eyesore and will detract from the rest of the house, no matter how great the siding or landscaping looks. Purchase a door that compliments the house, will hold up well in the elements, and will boost curb appeal. You can even save money by purchasing a mid-grade door and adding a few extra touches to create character.
Interior Doors
You know those cardboard interior doors that come pre-installed in many homes? Chances are your buyers will not be impressed if you don’t replace these doors. Although these doors can easily be painted and fixed up, I don’t think it’s worth the time because they will still look cheap and won’t do much for your flip’s interior appeal. Instead, upgrade these doors with a heavier, custom door and buy in bulk to save on the cost.
Door Hardware
Door hardware is easy to overlook, but can make a huge difference with the look of a door. Stray away from the cheap, standard gold knobs and hinges and replace them with beautiful high-quality hardware. You’d be surprised at how one simple change can completely transform your flip’s doors.
Plates and Covers
This is possibly one of the easiest details to forget. Unless they were custom-designed, houses usually come with cheap, ugly, light switch plates and outlet covers. Replace and update these plates and covers with ones that aren’t plastic and will complement the rest of the house. Consider stainless steel or polished nickel, as these metals are more likely to stay in style for a longer time.
By the time you have put in all of your blood, sweat and tears into your remodel you probably won’t even want to look at your flip anymore. Even though remodeling is a lot of work, you will want to make sure you don’t forget about these finishing touches. Taking care to add a few extra details will make your flip feel polished, complete and will guarantee that your hard work pays off.
