A lot of people think that flipping houses is all about finding great deals and rehabbing them… Well, yes, that’s part of it, but that’s definitely not all of it. Just finding and fixing up distressed houses and then forgetting about real estate marketing is a lot like writing a really great book and then leaving it on your kitchen counter and hoping that someone finds it and publishes it. Needless to say, it’s not the best approach. But, with the right marketing, you can let your buyers know about your flip houses and sell them really quickly.
When Tarek and I started flipping houses, the economy was in the dumps. People weren’t out there shopping for new homes, so we really had to work hard to come up with a good marketing plan that would let people know what we had to offer. That’s how I came up with my recipe for perfect real estate marketing. It’s a pretty simple formula, and you should notice some significant improvements in your sales if you follow it.
Start by Branding Yourself
First, no matter what business you’re in, branding is really important. Building your brand will help your investors, buyers, contractors, and everyone you work with recognize your business and know that they can trust you for quality flips and fair market prices.
For Tarek and me, our brand really revolves around our show Flip or Flop on HGTV and our Success Path Education brand. We’ve devoted a lot of time and energy to showing people how the flipping process works and how they can get into it even if they don’t have investment money saved up themselves.
By putting our names and faces out there and branding ourselves and our business, people recognize us and know that they can trust our work and our word. I definitely recommend putting your smiling face on your advertising and marketing campaigns and showing people a little bit about yourself. For example, if you’ve watched our show, you know that our daughter Taylor comes to a lot of our projects with us (when it’s safe) and that we started flipping houses to support our growing family. Personal touches help people get to know you, and that’s huge for your marketing efforts.
Get Active on Social Media
As you build your brand, you also need to spread the word about yourself and your business, and that’s easier than ever with social media. Facebook, Twitter, and Instagram are all really great platforms for showing your potential buyers what you can do with a distressed house. We love showing before and after pictures of our projects because it shows just how far they come and how amazing these houses can be when they’re updated and improved.
The more active you are on social media – sharing fun and relevant links, blog posts, and other quality content in addition to your house flipping pictures – the more people will get to know your business. And social media lets you start advertising your newest projects before they’re even finished, too.
For example, you can take a picture of your finished exterior while your contractors are still working inside and post pictures hinting at the amazing property you’re about to put on the market. That’ll build buzz around the house, and you’re sure to get a really good turn-out for your first open house.
Don’t Forget Old School Marketing Methods
Word-of-mouth marketing amongst your network of contractors, agents and sellers can also help sell your property while keeping business relationships strong.
Finally, don’t forget to post signs around the neighborhoods where you want to flip houses and to make attractive “For Sale” signs with your branding and picture on them. Old school real estate marketing methods like these will always get people’s attention when they’re driving around. Use them and social media, and you’ll be flipping houses faster than ever.
