We love helping people get out of bad situations with their mortgages, and nothing beats selling a beautifully rehabbed home to an excited buyer. To do that, we know that we have to stay on top of the latest trends in social media marketing. After all, we can’t reach buyers and sellers, or potential investing partners, if we aren’t focused on the sites and platforms where they’re hanging out, right?
Back in 2011, when Snapchat first got started, I would’ve never thought it would grow into a real social network. Fast forward a few years and, according to AdWeek, it’s the fastest growing social network around. As of last year, there were an estimated 200 million regular monthly users, and people were posting around 400 million snaps per day. Those numbers are still growing, so it’s safe to say that Snapchat is a budding force to be reckoned with in the social media world.
BUT CAN SNAPCHAT WORK FOR REAL ESTATE INVESTORS?
But does it really matter that Snapchat is growing so fast? It depends a lot on your audience. A lot of millennials are coming of age and getting into the market to buy their first (or even second) homes. With that in mind, consider that 37% of Snapchat’s users are between the ages of 18 and 24, and 26% are in the 25–34 age bracket. So, if there are 200 million regular users, and you’re looking to sell houses to buyers in their mid-20s to 30s, then there are at least 52 million people who at least partially fit in your target market on Snapchat right now.
Granted, not all of those people live in your area, and not all of them are buying homes. But with those numbers, if even a hundredth of a percent of those users were millennials in your area looking to buy houses, you’d have an audience of 5,200. You really can’t ignore those numbers. If you’re in an area with a lot of younger buyers, then you should definitely create a presence on Snapchat for your house flipping business.
PERFECT FOR TEASING OPEN HOUSES AND MORE
As attractive as those numbers are, you’re probably wondering how you can use Snapchat to boost your real estate investing business. Think of all the ways you use pictures and videos to drive attention to your rehab projects, open houses, and marketing efforts. If you’re like a lot of real estate pros, you’re probably already on Instagram, so why not create some similar posts on Snapchat?
One of the most interesting things about Snapchat is how immediate it is. Your Snapchat stories (videos and clips that you post to your feed) disappear after 24 hours, and your snaps (direct picture and video messages to specific followers) disappear after a set amount of time, too. You can use this to your advantage to tease your latest property before the open house or to show progress pictures of rehab projects on your current house flips.
Because these posts don’t last forever, people tend to be a lot more engaged with them. They check back often, and they don’t just scroll past because they know that each story has a limited time.
